Trading

The Hotel currently trades all year, except for 1 week over the Christmas period. Weekday hotel trade is mainly commercial and benefits from an expanding local business park, as well as from many other businesses and activities in the area, so is relatively constant throughout the year. Weekend hotel trade comes mainly from local functions and from people visiting relatives in the area plus a small amount of tourism.

Business History - The hotel has been run by the present owners since 2000 when it was taken on as an established business. Since then, a lot of maintenance and decoration work has been undertaken. The main hotel building was originally built and used as a surgeon's residence circa 1850, but was converted for use as a boarding house circa 1947. Since then various owners have built extensions and made alterations, the main one being the addition in 1990 of Plas Elwy Lodge, a purpose built annexe to provide six extra modern style bedrooms, plus a residents' lounge.

Local Area - St Asaph is a small town on the banks of the River Elwy in the Vale of Clwyd. It is home to the smallest cathedral in England or Wales and, therefore, ecclesiastically it is considered to be a city, though in the civic sense it is not because it does not have a royal charter. The Vale of Clwyd is an area of natural beauty, bordered to the east by the Clwydian Range of hills, route of Offa's Dyke National Trail and home to the Moel Famau Country Park, which is a 35 mile long AONB (Area of Outstanding Natural Beauty). To the west lie the Denbigh Moors and further west is the Snowdonia National Park, most of which is within an hour's drive of St Asaph. Several miles to the north are the coastal resorts of Rhyl and Prestatyn, and further west, the historic town of Conway and the charming Victorian resort of Llandudno are only about 20 miles away along the A55 expressway. Across the English border to the east is the historic city of Chester, about 30 miles away, with a wide range of shops.

The pace of life in North Wales is relaxed, and the local population friendly and hospitable. This area has, for many years, had an influx of people from across the English border, both as holidaymakers and as residents, so there is not the resentment of outsiders that exists in some parts of Wales. The present owners have found themselves very welcome, and plan to retire in the locality.

The Restaurant and Bar are open to both residents and non-residents, with an à la carte menu as well as a weekday table d'hôte menu for residents. Current restaurant opening hours are 18.30 to 21.00 Monday to Saturday, and 12.00 to 14.00 Wednesday to Friday.

Net Turnover (2005/2006 accounts) was £186,000, with a Gross Profit of £120,000.

Business Rates - £6,832 payable for 2007/2008

Staff - The business is family run (husband, wife and daughter) plus part-time cleaners and waiting staff.

Just off the main A55 Chester to Holyhead expressway. Take Junction 27 signposted A525 St Asaph (not Junction 27A, which comes into the opposite side of town), and we are the second building on the left.
